Now What’s Your Best Move? and It Isn’t Just Reducing the Price!
After all of the hopes and dreams of an easy move subside, many thousands of home sellers are left with that flat felling of being in limbo, with all plans to sell and move now seeming more unlikely by the day.
But don’t despair! There is always something that can be done!

The reasons for a property not selling broadly fall in to two categories;
- Very few viewings or hits on Rightmove and few or no offers at all.
- Lots of interest and viewings but hardly any serious offers.
The action you need to take depends which category your situation falls in to. And the good news? Something CAN be done!
Category 1;
Ask your agent what the market in your area is like generally. If other property is selling then that’s great, it means you are doing something wrong – and you can put it right. Compare your property online to others in the price range. Is yours too high? That’s one possible problem but could it also be that it just doesn’t look as enticing?
Perhaps it looks tired or cluttered or the quality of the estate agent’s photos just isn’t as good. Be objective and don’t be afraid to get the agent along to re-photograph. And talking of agents, are you sure the one you have is best for your type of house? Do they regularly sell similar homes? There’s no point having a town centre flat specialist trying to sell a cottage in the sticks – or vice versa.
Category 2;
This is a more difficult nut to crack. That’s because it seems like your agent is doing their job well, they are getting people round. So, it could be price – people just aren’t liking what they see for the money and are buying something else. Or it could be over-selling.
That’s where the photos look great, the agent talks the home up and buyers come round expecting to make an offer, but they are disappointed by the actual home! It does sound harsh but it’s a fact. Perhaps the 3rd bedroom looks big enough for a teen in the photo, but it just isn’t. or the garden is beautiful in the brochure but what isn’t shown is the busy road over the fence.
Look at the marketing afresh and see where its going wrong. Ask your agent to speak to viewers and ask them why they haven’t offered. Hopefully there will be some small changes that make a big difference. We’ve seen properties on the market for months or even years that suddenly sell once some small adjustments are made.
For example, if you have a bungalow with a huge garden, it may not suit retired people but is too small for families. Get plans for a roof extension and hey presto – families might buy it. Or go the other way – ask neighbours if they would buy part of your garden and you might then entice an older buyer and discount the house for them to the value of the land you sell… the possibilities are endless.
